Tower 67 is a contemporary high-rise distinguished by its strong vertical expression and clean, rectilinear form, rising uninterrupted from its base to create a sleek, modern silhouette. Completed in 1986, the 49-story tower houses 448 rental residences. At street level, a granite-clad podium provides a refined and durable material base, offering a sense of permanence and scale appropriate to the pedestrian experience. Above, the building’s primary shaft is clad in warm brown brick, punctuated by a consistent rhythm of balconies and window bays that lend both depth and texture to the façade.
An initial close-up survey informed the development of a comprehensive restoration scope, aimed at returning the building envelope to a clean, uniform, and durable condition. Key work included balcony and eyebrow concrete repairs, followed by the application of a protective coating system to extend the life of these elements. Brick masonry restoration was also a major component, including full floor-to-floor reconstruction in targeted areas to address persistent water infiltration concerns. Roof replacement at both the main roof and bulkhead was also completed to ensure full building enclosure integrity.
The project posed several logistical challenges: tight time constraints due to active ground-floor commercial tenants, high wind conditions requiring precision and safety measures during exterior work, and the building’s height, which necessitated the use of suspended scaffolding for access. Despite these complexities, the $7 million restoration was completed successfully, delivering a fully renewed façade system expected to last another 50 years.
